House Rules (Please Read Before Booking) Thanks for considering our place. We love hosting respectful guests and we’ve put the following in place to keep the home spotless, calm, and enjoyable for everyone, including neighbours. No parties or events This home isn’t suitable for parties, gatherings, or events. Only the guests on the booking may be on-site. If there’s evidence of a party/event, the booking may be ended immediately, security may be called if needed, and refunds won’t apply. Any costs for removal or damage may be recovered via booking platform Quiet hours after 10PM Please keep noise low from 10PM onwards. This is a residential area and we want everyone to have a peaceful night. No smoking indoors (including vaping) – £1,000 cleaning charge Smoking inside causes lasting odour and damage. If smoking is detected indoors, a £1,000 charge will be applied via booking platform to cover deep cleaning and remediation. Noise and air-quality monitoring To help protect the home and neighbours, we use noise and air-quality monitoring. If the system flags excessive noise, smoking, or party-like activity, we’ll contact you straight away and may need to end the stay if it isn’t resolved. Stays over 10 nights: extra housekeeping For stays longer than 10 nights, additional housekeeping is required and comes with an extra fee. If the fee isn’t paid, the booking may be shortened to a maximum of 10 nights. Online check-in required The lead guest must complete our secure check-in form, agree to the house terms, and provide a valid UK photo ID or passport. Check-in and check-out policy Early check-in (when available and approved in advance): £20 per 30 minutes before the stated time. Late check-out after 10AM: £20 per 30 minutes (subject to availability). Security deposit or damage waiver We require either: a refundable security deposit of £250–£500 (depending on property size), or a non-refundable damage waiver of £50–£150 (depending on length of stay). Pets Pets are welcome with a £100 fee per pet per stay. Maximum two dogs or one cat.
