• No parties, events or gatherings • A fully refundable security deposit is required prior to check-in. The amount may vary depending on the size of the group, length of stay, and nature of the booking. This is returned within 48 hours of checkout once the property has been inspected and cleaners confirm everything is in order. Failure to provide the deposit may result in cancellation of the reservation. • No smoking or drug use anywhere in the property • Maximum occupancy is 8 at all times (including visitors) •Visitors are permitted for short visits only, must not stay overnight, and are included in the maximum occupancy of 8 people at all times. • Quiet hours: 10pm–8am (please respect our neighbours) • The log burner is not to be used • Hot tub, BBQ and shed are not available for guest use • Please keep doors locked and use the patio lock on the French doors at night • Any damage, missing items or misuse may be charged via nezt / deposit • Checkout is at 10:00am. Late checkout must be agreed in advance. Unapproved or delayed checkout after 10:00am will be chargeable at £25 per hour (or part thereof) to cover additional cleaning and operational costs. Charges may be requested •Cleaning & Housekeeping Cleaning levels are determined by stay length and guest numbers. • Stays of 3 nights or more: £160 cleaning fee • Short stays (1–2 nights): £150 cleaning fee Cleaning includes a full professional turnover, comprehensive linen service, laundry, restocking, detailed preparation, and enhanced finishing to maintain the high standard of the property. For stays longer than 20 days, a scheduled mid-stay professional housekeeping visit is required. This includes a full clean and linen refresh to ensure the property continues to be maintained to the expected standard. The cost is £150 and will be requested before the stay Where applicable, any additional cleaning charges must be settled prior to the stay commencing. •Heating is provided for guest comfort and should be used considerately. Please ensure it is turned down or off when the property is unoccupied or during prolonged periods of inactivity. Excessive or unreasonable usage (for example, heating left on continuously for extended periods) may result in additional charges being applied to cover increased energy costs!
