All we ask is that you treat this residence the exact way that you would want a guest to treat your own home. Please also acknowledge the following: 1. We do not host groups who are all 21 years of age or younger. If your group is 21 years of age or younger, please do not place a reservation without written pre-approval from us. Failure to do so will result in termination of your reservation. 2. Please note that we only release door codes to the person who booked the reservation. 3. All guests must be accounted for in the reservation. This means all guests entering the residence at any point in time counts as a guest. In other words, the definition of a guest is not limited to only those people planning on sleeping inside the unit, but to all guests planning to be inside the unit at a given time. For example, if 6 people are going to "hang out" inside the unit, but only 2 people plan on sleeping over, then the guest count selected during the booking should be "6" not "2". Any extra guests not disclosed before arrival will lead to an immediate termination of the reservation and we will seek compensation for any damages that are found upon our subsequent inspection of the property. 4. No parties/events allowed. We have close relationships with our neighbors and we respect their rights as homeowners. Therefore we will know if parties are being held. If this rule is not followed, your reservation will be terminated and we will seek compensation for any damages that are found upon our subsequent inspection of the property. 5. This property is not to be used for commercial or special occasions without pre-approval (weddings, bachelor parties, birthdays, commercial, bridal showers, photoshoots, etc.). We will consider your request if you notify us in advance . Failure to notify us in advance will lead to termination of your reservation. 6. Please note that this property is a smoke-free/drug free environment. If any smoking/drugs are detected in any area of the premises, we will immediately terminate the reservation and we will seek compensation for any damages that are found upon our subsequent inspection of the property. 7. Dogs are allowed in our rental unit for an additional fee of $150/pet/stay. Please do not allow your pets to be on the beds or furnitures. Please bring your own kennel or dog mat. Guests are responsible for cleaning up all pet waste and disposing of it in a clean and sanitary manner. Guests will be responsible for paying and all damages caused by their pet(s). 8. No excessive noise or loud music. Quiet hours start at 10pm. If any noise complaints are reported by the neighbors, your reservation will be terminated and we will seek compensation for any damages that are found upon our subsequent inspection of the property. 9. Please ensure to check out on time in order to avoid a $50 late check out fee. We need to have our cleaners clean the unit on time for the next guest to check in. If you require an earlier check in or a later check out, please request in advance and we will do our best to accommodate you. Unless pre-approved by us in writing, any guest who is still in the residence after 1pm will be charged for an extra night. 10. Guests are assured that the space will be in clean and working condition. No compensation will be given for non-working items outside of our control including but not limited to power outages, internet outages, etc. For items within our control, we will make every attempt to rectify the problems that may occur. It is the guests’ responsibility to notify us if there are any problems. No refunds or other compensation will be given for problems we are able to rectify within a reasonable timeframe. Guests will be responsible for costs of any repairs for problems cause by actions of guests or due to guests' failure to immediately notify the host. 11. Guests take full responsibility for any accidents, injuries or illnesses that occur while on the premises. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises. Guests recognize that they may personally purchase insurance to protect themselves in such events. 13. Trash collection is every Tuesday and Friday, while recycle is every Wednesday. The City of Grand Prairie requires all garbage to be placed in plastic bags (not in boxes or other unsecured receptacles), making sure the bags are secured tightly to prevent the scattering of waste materials. We request that all garbage and recycling must be set out by 7 a.m. on the scheduled collection day but no earlier than 8 p.m. the night before collection day. the trash during this schedule to help maintain cleanliness. 14. Do not forward your mails to the property. If you need to accept mails, please secure a PO Box from the nearby US Post Office located at 505 Fountain Pkwy, Grand Prairie, TX 75050. 12. Just to confirm that you've read over the house rules, please message the host with "I've read your house rules" when making an inquiry, or upon check in. Most importantly, enjoy your stay! *Side note: the only part of the house that is closed to guests is the closet on the left side of the Family Room/Game Room. This is where we keep our supplies and it'll be locked. Trouble accessing the house: If you get locked out of the house, please notify the host immediately. Important note: When you are given physical keys, please keep track of them. There will be $20 fine if physical keys are damaged or lost. Once we are notified, we will reach out to you with further instructions.
