We had a lovely stay in this apartment, looks exactly as it does in the photos and in the description. Clean and tidy when we arrived and a very quiet building overall. The host was super responsive and friendly. Their customer service was super attentive from booking and in the lead up, during our stay and even after to get feedback from us. Location is also amazing as it is 2 mins from the main centre of Leeds and the station. The only thing is there is only 1 set of keys, wasn’t too much of an issue for us as we were all going in and out at mostly the same time but would’ve been good to have another set as there was 3 of us staying. Other than that I can’t fault it! Would definitely book again and use this host :)

Great staying here. Literally minutes to the station and 5 minutes to city centre. Apartment was very clean and tidy. Enjoyed our stay.

The apartment is nicely presented, a good size for a group and well located. The check in process isn't great, the keys are collected from the left luggage facility in Leeds station but the address which you're given is for the middle of Leeds station and so if you don't know where this facility is it's a bit difficult to find. There's also a few extra charges which we wouldn't have expected, including needing to pay extra for being for the sofa bed, if you're providing a sofa bed this would be included (it also doesn't cost £20 to wash this bedding!). We were also informed about the washing machine and balcony being out of use shortly before our arrival, and after when we could cancel for a full refund. We didn't need these but if we had done, finding out once we could no longer change our plans isn't great behaviour.

Our first impression of the property was that it was clean and presentable. However, we soon realised that maintenance and cleaning was sadly lacking! On arrival, we looked around and, as you would, opened the balcony door to look out. As soon as we did, the door dropped forward and off it's runners, clearly broken and on further inspection, it was obvious there had been issues with it. All of the retaining/positioning stops had been loosened and there was no way to close the door again. We reported it immediately and were told they would get someone out to fix it. This never happened. Evolve Stays had no intention of helping us. So we were were left with a broken door all weekend which rendered the living area unusable! After we left, they ignored our messages and request for partial refund-disgusting. Thankfully Airbnb support have been excellent in helping to partly resolve this. In addition we found dust on surfaces and lamps, mould in the shower etc. Not great and best avoided!
