House rules ; Please bear in mind that the following house rules are to create an enjoyable atmosphere for everyone and to maintain the quality and standard of our apartments and service. These house rules are not aimed at the majority who will peacefully and respectfully enjoy our apartments. We have put significant work into creating a great space for you to enjoy and we politely request your respect. 1. Strictly no parties. We do not tolerate misuse of the property for excessive noise and/or partying. We will promptly be made aware of any excessive noise, and Security will be called out to the property without hesitation to remove guest/s. The full security deposit will be charged against the removed guest/s. 2. Please respect neighbouring apartments with quiet enjoyment between 10 pm and 8 am. 3. To help us ensure guests are considerate of our neighbours, noise alarms are installed in our apartments. These alarms alert us when the sound in our apartments reaches the levels which would disturb our neighbours. These must not be tampered with. We receive notifications when they are removed or turned off. In such cases, we will contact you immediately and politely request that they are re-attached. If you do not re-attach them as we requested, we will call the relevant security personnel and have you removed from the premises. Furthermore, we will capture your full security deposit. 4.Pets are allowed but please let us know. 5. We require a fully refundable security deposit to protect against damage. The security deposit will be double at weekends and for groups of four (4) and above. Should the damages done to the apartment exceed the security deposit, you will be called by our organisation and will be charged the excess amount. A complete breakdown of the extra charges will be sent to you afterwards. 6. Guests will ensure they take photos during check in of any existing damage if they are concerned that it may affect their security deposit and should message them on the day of check-in to us on airbnb. If photos are not received, any new damage (holes or dents in walls/spillages on fabric throughout the apartment/damage to electrical goods/fixtures/fittings/flooring/surfaces etc.) discovered post check-out will be charged against the security deposit. 7. No smoking under any conditions. You will be charged £250 if the smell of cigarette smoke or evidence of smoking (cigarette butts, ash etc.) and/or other illegal substances is found after your stay. If smoking within the apartment/building is discovered during your stay, you will betasked to leave the apartment without any refund. If you are a smoker, please ensure that smoking takes place outside of the property. Any tampering with the smoke alarm will result in us claiming the whole security deposit. 8. Please take care of your keys. Lost/unreturned keys will be charged at £200 due to the requirement of changing locks for security reasons. 9. Check-out and check-in times are 11:00 AM and 3:30 PM, respectively. We will not accommodate any late check-ins or check-outs. If you check out late, you will be charged for an additional night against your security deposit. Our check-in time is from 3:30 PM to 8:00 PM only to ensure that our Guest Management Team can assist with any queries, as the office closing time is at 08:00 pm. If you do check in after 08:00 pm, unfortunately, our Guest Management Team will be unable to assist, and we would require all guests to thoroughly read through their check-in instructions. If you are arriving late, under no circumstances should you ring any apartments of the building to let you in or any onsite staff, as they will not be able to assist you in any way. 10. Please check out before 11:00 AM to avoid a late check-out charge at your security deposit of £30 for the first one hour and £20 per hour following. 11. Should you wish to extend your stay, please do not hesitate to contact us before 6:00 PM the day before your departure date to avoid a late extension request charge of £25. 12. Age restrictions. The minimum age for check-in is 22. Children of any age are only allowed to stay if they are accompanied by a responsible adult or carer. 13. Injuries and lost items. The host takes no responsibilities for any injuries that guests might have caused to themselves during their stay in the apartment. Please call ambulance on 999 for any emergencies. Guests are obliged to keep their belongings and valuables safe and must always lock the door when leaving the apartment or for the night. We take no responsibility for any lost items caused by a neglect by any guest.
